1.General

These Terms & Conditions apply to all direct bookings made via the website of bij Lot aan zee.
By confirming a booking, the guest agrees to these terms.
Bij Lot aan zee is located within Vakantiepark De Witte Raaf in Noordwijk. Guests agree to comply with the park regulations during their stay.

2. Booking & Payment

A booking is confirmed after written confirmation and receipt of payment.

Payment terms:

  • 30% deposit at the time of booking

  • Remaining 70% due 14 days before arrival

If payment is not received on time, the reservation may be cancelled.

3. Cancellation Policy

Cancellations made up to 21 days before arrival are fully refundable.
Cancellations made between 21 and 14 days before arrival are 50% refundable.
Cancellations made less than 14 days before arrival are non-refundable.
In case of no-show or early departure, the full booking amount remains due.
We recommend purchasing travel insurance.

4. Security Deposit

A refundable security deposit of €300 is required for all stays.

The deposit must be paid prior to arrival and will be refunded within 7 days after check-out, provided that:

  • No damage has occurred beyond normal wear and tear

  • No house rules have been violated

  • No additional cleaning is required

  • No missing inventory

In case of damages or excessive cleaning, the costs may be deducted from the deposit. If the damage exceeds the deposit amount, the guest remains liable for the remaining balance.

5. Use of the Property

Maximum occupancy: 6 persons + 1 toddler
No unregistered guests are permitted to stay overnight.

The following rules apply

  • No parties, events, or commercial gatherings

  • No commercial photography or filming without prior written permission

  • Quiet hours between 22:00 and 08:00 (in accordance with park regulations)

  • Smoking, vaping, and e-cigarettes are strictly prohibited inside the property

  • Maximum of 1 dog allowed upon prior agreement

  • Dogs are not permitted on furniture

  • Guests must respect the quiet and residential character of Vakantiepark De Witte Raaf

Violation of house rules may result in immediate termination of the stay without refund.

6. Check-in & Check-out

Check-in: from 15:00
Check-out: before 10:00

Late check-out may incur additional charges.

7. Liability

bij Lot aan zee is not liable for:

  • Loss or theft of personal belongings

  • Accidents or injuries during the stay

  • Temporary interruptions of utilities (water, electricity, internet)

Guests use the property and its facilities at their own risk.

8. Force Majeure

The host is not liable for circumstances beyond reasonable control, including but not limited to natural disasters, government restrictions, or utility failures.

9. Applicable Law

These terms are governed by Dutch law.
